What Hailey allows

Hailey was one of the first Idaho cities to treat a certified tiny home on wheels as its own recognized housing type, rather than folding it into standard recreational vehicle rules. A qualifying unit can be sited alongside a single-family home under the standards below.

  • Unit meets the NOAH+ Standard, plus Hailey's own building standards
  • Sited in conjunction with a single-family residence in a residential zone
  • Connected to municipal water and sewer service
  • Registered or permitted annually with the Idaho Transportation Department Division of Motor Vehicles
  • Occupied long-term only, 31 days or longer, not as a short-term or vacation rental
  • Issued a compliance certificate before receiving a certificate of occupancy
