What Financing Questions Should I Ask?

The short answer
A monthly payment can help you begin a budget conversation, but it cannot tell you the full cost or suitability of a loan. Before choosing financing for a tiny home, understand the product the lender is offering and the conditions behind the payment.
Identify the loan and its requirements
Ask what type of loan is available for the particular structure and purchase. Eligibility can depend on the home, its documentation, the intended use, the site, and your financial circumstances. Do not assume every tiny home qualifies for a conventional mortgage or that every lender offers the same alternative.
Ask about the down payment, approved term, required insurance, and any restrictions affecting the purchase. Have the lender explain the collateral and what happens if the loan goes into default.
Compare the total cost
The Consumer Financial Protection Bureau explains that APR includes the interest rate and applicable loan fees, making it broader than the interest rate alone. Review the lender's disclosures for both, along with the payment schedule and total repayment amount.
A longer term can change the monthly payment while also changing the overall cost. Ask about origination fees, prepayment provisions, variable-rate features, and other terms that matter to you. Compare offers using the same amount borrowed wherever possible.
Keep estimates in their proper place
An online payment calculator is a planning tool. Its assumptions do not establish your approved rate or loan terms. Use it to explore possibilities, then obtain an actual offer from the lender before committing around a payment.
Snake River Tiny Homes's Financing resources can help you start the discussion. Bring questions about the home and purchase to us, and questions about approval and loan terms to the lender. Confidence grows when the monthly number is supported by a loan you understand.
