What's Zoning vs Tiny Home Certification?

The short answer
Certification and zoning are related parts of a tiny home purchase, but they answer different questions. Certification concerns the applicable construction and inspection framework. Local approval concerns whether the structure and intended use are allowed at the destination.
Identify the home classification
Ask what category the home belongs to and which standard and inspection program apply. Request the documentation for the particular model and configuration. Residential-style finishes do not, by themselves, establish that a structure is classified as a conventional dwelling.
RVIA describes park model RVs as units designed for recreational, camping, or seasonal use under the applicable park model standard. That classification deserves attention when you discuss a proposed use with local officials.
Ask about your intended use directly
Give the planning and building departments the parcel information, home classification, and proposed occupancy. Ask what is allowed, what approvals are required, and which documents must be reviewed. If the location is a community or association, ask about its rules too.
Do not assume a certificate creates permission for full-time occupancy or that ownership of the land settles the question. Get the answer for the actual site and use.
Keep both parts in your file
Collect the home's construction documentation and the destination approval information separately. Share each with the relevant professionals so the project can be assessed on its real details.
