The short answer

A written estimate becomes more useful when it is based on a defined home and a clear set of assumptions. Whether you are just beginning or narrowing your choices, give the seller enough information to answer the questions that matter to you.

Describe the purchase you are considering

Include the preferred model, the options you want to review, and any requirements that affect the layout. Share the destination and intended use, along with the status of your property and local approval research.

If you are comparing offers, give each seller the same requirements. Otherwise, differences in price may reflect different scopes rather than a better value for the same home.

Ask for a readable breakdown

Request the standard home amount, selected upgrades, estimated home total, and an explanation of separate charges. Ask which costs still need investigation, including transportation, taxes, preparation, and hookups.

You do not need a seller's internal labor or profit records to understand your purchase. You do need a clear description of the product, the included work, and the amounts you would be charged. Ask about any feature shown in marketing material that is missing from the estimate.

Understand how an estimate becomes an order

Ask when the estimate expires, how revisions are handled, and which document establishes the final agreement. A preliminary estimate should not be treated as a guaranteed contract price unless the agreement expressly makes it one.
