Current Los Angeles Department of Building and Safety guidance says a qualifying Movable Tiny House must be licensed and registered with the California DMV, cannot move under its own power, must stay within California highway-size limits, and must be between 150 and 430 square feet as measured within the exterior wall faces.
The City also requires qualifying certification to ANSI A119.5 or NFPA 1192 through an approved third-party inspection process, together with the City's siting, utility, design and permitting requirements. The lot must include an existing or proposed single-family or multifamily dwelling, and the City's current correction sheet says only one Movable Tiny House is allowed on a lot under this pathway.
That does not mean every park model automatically qualifies as a Los Angeles ADU.
