The $7,000 surprise

A buyer showed us their purchase agreement from another dealer. Line 14 read: 'Miscellaneous charges: $7,000.' No explanation. When they asked about it, they got a vague answer about 'fees and costs.'

The nine things to check in every tiny home quote

One: base price - what is standard and what is extra? Turnkey or semi-finished?

Two: appliances - refrigerator, range, microwave - included or quoted separately?

Three: heating and cooling - is a mini-split included or is it a line item upgrade?

Four: insulation and structural features - R-values, window ratings, roofing specs.

Five: interior finishes - flooring, cabinets, countertops, fixtures.

Six: plumbing and electrical - hookups included? Type of water heater?

Seven: warranty - what is covered and for how long?

Eight: delivery - transportation cost, pilot cars, DOT permits, included or extra?

Nine: taxes and registration fees - often forgotten in early conversations.

The question to ask every dealer

Ask this: 'Is there anything that commonly surprises buyers, or anything not currently listed that I should budget for?'

A dealer who answers this question honestly - who proactively tells you about costs you might not have thought of - is a dealer worth trusting. A dealer who deflects or gives vague answers is telling you something important about how they operate.
